My best advise as a Realtor and an Appraiser (as judy does not know what she is talking about), you need to know what other similar homes have sold for in the previous 6 months in the neighborhood. This is making an informed decision based on facts, not some WAG from some of these yahooians! Of course condition matters. I suggest when you do write the offer, write it contingent upon an inspection, that way if something serious is wrong with the property, you can withdraw your offer renegotiate it, or accept it. But it gives you options.
